New IMD apartments plan goes forward

Developers and townhouse owners have worked out a tentative agreement to permit construction of two new highrise apartment buildings at the Medical District Apartments. Focus Development Inc. plans to build two 12-story rental buildings on either side of two current apartment buildings on the east side of the 900 block of South Ashland Avenue, a $150 million project.

Ald. Jason Ervin (28th Ward) said April 19 that those involved had reached an agreement in principle. “They are in the process of exchanging documents,” he noted. Because the buildings are part of a planned development district along with the townhouses to the east, homeowners had to consent to the new construction.

Agreement came only after developers accepted some modifications, which Ervin said he could not detail. His own approval hinged on the homeowners’ agreement, and that paves the way for movement through the City permit process. Kendall Lettinga, a Focus spo- keswoman, said her team did not have anything to announce yet.

“We’ve been working with the alderman, his staff, as well as the local community on the proposed devel- opment, and as soon as we have more details to release we will let you know,” she said. Townhouse owners are concerned about additional density from the approximately 500 planned rental units, plus a reduction in open space. The new buildings, with about 250 units each, will be constructed where underused park- ing garages currently are located. Workers will begin the project by constructing the first building on the south end, adjacent to Taylor Street.
